가구특성과 생애주기에 따른 아파트 선택 연구 : 두 시기 비교 분석을 중심으로

초록
Using the 2010 and 2020 Korean Housing Survey data, this study empirically investigates the structural determinants of apartment selection, focusing on the roles of household characteristics, housing-market conditions, and life-cycle dynamics. The life cycle is categorized into five stages based on age and household composition. We compare point-in-time probabilities of apartment selection with ten-year pseudo-cohort transitions constructed from the same birth groups.The results show household income, asset levels, tenure status, and relocation motives as key determinants. Notably, substantial shifts in selection probability occur during the formation and contraction stages. In 2010, during a market downturn, tenure status exerted greater influence, whereas in 2020, amid a market boom, price-related constraints became more salient. Advancement in the life cycle is consistently associated with a higher probability of apartment selection. Moreover, the Seoul metropolitan area showed persistently lower probabilities than non-metropolitan areas. These findings point to the importance of designing policy interventions that incorporate life-cycle heterogeneity in housing demand alongside time-varying market conditions. Such a dual policy approach can enhance housing market stability and more effectively address diverse residential needs amid rapidly changing conditions.
