교육환경이 아파트 가격에 미치는 영향

초록

The purpose of this paper is to test empirically the hypothesis that housing price (price of apartment in this study) is positively related to educational environments. Differently from previous studies, this study takes account of various regional characteristics as well as individual housing(apartment) characteristics. It is shown that regional characteristics are more important than individual characteristics in determining apartment price. It is also shown that if a certain region (A) has twice as good as other regions(B) in educational environments, the average price of apartments in region A is 64% higher than that in region B.These results imply that the government should improve the educational environments of undervalued regions in order to curb speculative bubble in overvalued regions.
